 Working on footage. Three are one BR, some have two, one has three. No efficiency units. All have hot tubs, fire pits, secluded, all are in good condition.  Three parcels, I think.

Hello, investor friends.

I have recently came across a deal consisting of roughly 40 acres with 6 cabins as well as a single family home that could possibly become a duplex.  Cabins are in good shape and are currently STRs.  Owner has agreed to carry 20% of purchase as a second mortgage, and return 50k at closing to assist with closing costs, cosmetic repairs, etc.  The deal is in southern Ohio where I reside.

I am looking for financing that could allow me to get in light, and close fairly quickly so I could receive the added income that comes with hunting season before winter arrives which may be a little slow.   Any suggestions on best source of financing for this deal?  Any suggestions would be greatly appreciated.

We have recently purchased a small RV park in Southeast Ohio.  It has 8 tiny cabins, and 9 RV spots.  We are looking for suggestions on how to market for renters and RV spots.  Any suggestions would be appreciated!

Fellow investors, any suggestions would be appreciated.

Recently I won a bid on auction.com for a house near my local university in Rio Grande, OH.  It is an 8 BR 3 BA home that i can purchase for 60k and have a bid estimate for 40k from my contractor who has rehabbed 5 other houses with me.  Our previous rehab is slow selling due to covid. I would need to close before July 10.   My private investor doesn't want to do another deal until we sell the one we currently have.  I already own the 6 BR next door which is renting at 600/room.  I continue to get calls for more rooms. I am positive that this will also fill up quickly when completed.  I am looking for tips on how to find private funding quickly so that I don't lose this cash cow deal.  Any advice would be greatly appreciated! Thank you for the responses.  I will need private funds due to the fact that I rehabbed two properties that both have fell out of contract and I am in an pinch short term due to needing to use credit card debt to finish second rehab and lowering my scores too low to qualify.  Weird spot to have 4 free and clear properties and having trouble covering debt. I will be in great shape again once the rehabs sell.  Any tips on how to find private lenders would be greatly appreciated!

 I have a free and clear rental property with a good timely paying tenant for the last 2 to 3 years. I am looking to borrow funds against this property while staying under a 70% loan to value. I want to offer a 10% return backed by the property. I would have all details worked out with an attorney. Conservatively and property is worth 120 K. Zillow estimates are 160. How can I advertise this property without violating any laws?  Any help would be appreciated.

Lots of good advice already mentioned.  If you can, house hack a property near the university and rent to students.  Pick up something on terms, and the income will also help pay for your education in school and in real estate!  If you need to, I am sure that if you find a good property, you could find an investor to assist if you don't feel you could do this on your own.

Thanks for the responses.  I will follow up.   I agree that there is a severe shortage of quality management here.  I have thought of that in the past--grow a business and then manage for others.  I actually have bought educational material on managing.  I don't really want to do this myself, but I would love to have a team member that could do my managing and then grow to manage for others.  I have struggled for years and don't think I'm the guy.  This week I had someone else field calls and show my two empties while I have been working excessive hours at my job.  This is a start.  He seems to be a quick learner, and I may have him read my management materials and see if we can make this fly!
