Best Self directed "checkbook" LLC IRA Provider?

All I am in CA and am looking for a self directed checkbook LLC IRA provider for properties I plan to own out of state. Does anyone have any recommendations, good experiences with any firms? Preferably with low setup and yearly maintenance fees.

I would try to use your existing lawyer and accountant to setup the checkbook LLC (reference SWANSON VS IRS)so you have support if you need it. It's nice to have your own attorney and CPA on board with your financial plan. Verify with administrator/custodian that will hold the LLC ownership. I try to use LLC formed in the state the property is owned to reduce costs and risk and maximize rights.

Most of our clients do not use the checkbook LLC IRA because they try to limit equity in a property in relation to the risk and liability.
