The economy is being reset. The minimum wage is now $15/hour. Almost everything has increased/inflated in price. Some inflation is caused by an excess of money(PPP, EIDL, build back better) and some from supply chain issues creating shortages.
The correction/crash cycle will be less severe as a result but will occur. As always some locations will be better and some worse
than others. Real estate is local not national.

$800/mo is equal to $9600/year or approximately 5% return on $200k 10% return would give you $20k/year. You have to get another deal- It is easier to manage a loan than a property but loans don't appreciate like real estate. I buy and hold for the most part. You would need to invest in something at some point. Selling high and buying high is generally just a trade and the taxes are an expense. A 1031 exchange or do the sale in a Roth IRA/401k and it would make better sense.
$800 a month can be eaten up by a bad water heater, replacing an appliance, roof leak, etc.
What are your cash flow requirements? When will prices be this high again? Rent is like a dividend while you hold real estate and then sell when the market is near peeking. Wait for prices to go down and buy again when it’s low.

Tax benefits, net operating income, depreciation, and appreciation should be considered when evaluating a purchase of real estate. Increase in net worth vs cash flow should also be evaluated. Financing and interests rates are very important in RE purchases and can increase yield.
I believe investments should provide value and profit immediately if not sooner.
Your lifestyle is based on cash flow, determine what lifestyle you want and when and the rest will fall in line.

I wouldn’t cash the Ira in. I would open a self directed Ira and buy it in the Ira. I did it 20 years ago and haven’t stopped. I think it was one of the smartest moves I ever made. The gift that keeps on giving.

@Devante Cameron narrow down the types of RE investor you want to be. (Flipper, buy and hold, commercial, residential, developer, etc) Find people who are the best in that type of investing and work with them on a few deals. It’s great to read and analyze but you have to jump in at some point. For example if you want to swim you can read analyze and watch others but the real education is when you are in the water.

@Christopher Bannister I have used self direction for real estate for over 2 decades. I come from a real estate back ground. I always think you should be in control of your investments but also knowledgeable in your investments. I liked self direction so much I started a company to administer SDIRAs. I’ve never looked back and found real estate to be lucrative in tax advantaged plans. Invest in things you know and understand and if you need an SDIRA for that then get one. Many clients diversify and have both brokerage iras as well as SDIRAs. They are not mutually exclusive. Good luck.

You may not “have” to file a 990T this year but it may be a good idea so that loss is documented. You can offset future profits/gains with the loss and further reduce IDFI taxes. Additional info will be required and I strongly encourage you to use your own cpa/professional.
