Get an attorney that specializes in setting up syndications and SEC filings. This is not a DYO project.
The other way is have each investor be secured with note and mortgage on the individual property.
I’m not sure of the monies involved in your case.

@Kindu Gaynor There's a few different ways to accomplish your goal, it really depends upon you and your investors. Don't try to put this together yourself, you have lot of responsibility and liability when you are taking someone elses's money for an investment. Talk to an attorney and do it the right way.

@Kindu Gaynor Definitely find an attorney proficient in securities. They will be able to advise you on your specific situation what you need to/ should set up for the capital raise.
