I have a group of people that are willing to invest with me to close on deals. How do I legally set up an investor's fund for my LLC?

Get an attorney that specializes in setting up syndications and SEC filings.  This is not a DYO project. 

The other way is have each investor be secured with note and mortgage on the individual property. 

I’m not sure of the monies involved in your case.
