Seeking Lender/JV for Bennington VT Flip – Big Margin

Looking for a private lender or JV credit partner for a rural SFR flip in Bennington, VT. Address will be shared once under contract.

Numbers:

  • Target purchase: $55K–$60K
  • Seller carryback: $10K–$20K
  • Rehab (my contractor cost): ~$60K
  • ARV: $230K–$240K
  • Retail value: $255K–$275K
  • All‑in: ~$135K
  • Profit: $85K–$110K

Property: Vacant, posted “NOT SAFE TO ENTER,” structural + mechanical issues. Full rehab — exactly where contractor pricing creates margin.

What I bring: Deal, discount, contractor labor at cost, project management, seller carryback structure.

What I need: My credit is under 600, so I need either:

  • A private lender comfortable with low LTV (41%), or
  • A JV partner with 700+ credit (possibly cash-to-close).

Chris as that deal you and I talked about in VT that I ended up funding ( and it paid off already :))  one needs to engage a licensed Mortgage Broker in that state.. If your interested in this deal I can refer you to the guy I used  he and his wife are veterans of the industry but it keeps you legal.  I can see why capital in VT is tough to get given the license requirements and small market bigger semi national companies may not want to take the time to get licensed there.

down side of not doing this with a licensed MLO is that the loan can be set aside Not just the interest but the entire loan.. so caution took me a little bit to figure it all out.
