Late Rent from Tenant

Hi everyone,

 So this is a case where ai started managing a property where some tenants were already months late on rent. One of the tenants finally found a way to start making payments after enough legal pressure was applied. The tenant is making partial online transfers and should be up to date by this coming wednesday after making a small payment to cover the remaining part of november. My question to you is the following: would you cash-in the partial payments or wait until all the payments are made in order to cash-in everything at once?

    Take them as they come in.

    I'm glad you were able to get them caught  up. That doesn't happen often. I recommend you get rid of him when his lease is up because there's a danger this will cause problems for you in the future. If he gets behind again, you'll think back to when you took over. You'll convince yourself that he caught up once, so he can catch up again. Then he'll take you to the cleaners.
