Rental lease agreement

I have a rental agreement between husband and wife I got a call from the wife stating they want the husband to be out of the lease because they are getting separated all the marital issues. How would you handle this should I ask something in writing from the husband please advise thank you

I use a one-page document called "Remove Tenant Addendum" that handles this easily. It basically says:

- Tenant A is leaving on [DATE]. They will turn in their key and give up all rights and responsibilities to the rental. If any portion of the deposit belongs to them, they must get it from the remaining Tenant(s).
- Tenant B is staying. They accept full responsibility for the terms and conditions of the lease and release Tenant A from all responsibility. They accept full responsibility for the condition of the rental.

All parties sign, and it's done. I also charge Tenants a fee for the time required to alter the contract.
