does anyone charge Administrative fees ?

Hi everyone,

I was curious to see if anyone charges administrative fees like to draw up the original lease agreement?  or anything else? if so, can you please provide examples of what and the costs involved? is it noted in the lease? etc.

Yes, I charge administrative fees. Some examples:

- Lease modification. Typical example is adding/removing a tenant

- Accidental lockout, replacement key

- Missed appointment or denied access

- Late fee

- Service of 3-day Notice or court filing fees

- Violation of HOA rules

- Failure to switch utilities

- Re-issue a lost check

I don't have any admin fees I charge my tenants, but if you want to, make sure it is in your lease and very, very clear :) Anything involving expectations between you and tenants needs to be in the lease.

For me, filling out the lease is part of the job. I keep an electronic copy that they can get to very easily (I use apartments.com and upload it there). If they lock themselves out, that can often carry a fee for getting there with a key. (Although, I've found that only having deadbolts that lock and "passage" doorknobs on exterior doors prevents a lot of that.)

That's how many property management businesses are set up. A property management business is looking to make X amount of profit, so if the management company isn't generating revenue from both the tenant and the owner, they would just be charging the owner more than what they are currently charging them to generate the desired amount of revenue.

Yes, we charge an "admin fee" of $50 to process an application. We do so becasue in Colorado, we are only allowed to charge the exact amount for the background screening to a tenant that we pay a screeing service. However, we are required to disclose the admin fee upfront and it's paid by the new tenant separately to recover the costs associated with an employee's time in processing the application. We also charge $50 for off-schedule inspections, for re-writing a lease if one tenant moves out. We also have fees if we need to reschedule a walk-through last minute at a tenants request, for giving access to a tenants cleaning personnel, for dealing with trash cans that were left behind, and for lost keys, etc.

I do charge a pass thru cost of any HOA or  town citations on the property but I do not add on any admin fee for myself for this.

Property mgrs get paid by owner to do their job. Admin fees, to me, are redundant for simply doing the job.

No. Only additional fees I charge are for if I have go attend an HOA meeting due to the tenant, have to unlock their door, or have to replace something like a garage door opener.

@Linda Thomas  No we don't.  If you are a PM then the PM may charge a fee for annual re-lease.
