First time going to rent out the property what are the most important things I should have in the contract for tenants ?

There are literally two dozen things that would be considered "must have" in any lease. Too many to list.

Biggerpockets sells a Lease Agreement Package under "TOOLS" at the top of your screen. $100 for a lease and several other documents, written by investors and attorney approved for your state. It's better than what you'll get from most attorneys and what you'll find on the internet, and it's completely editable so you can change it over time if needed.

Ensure that your State-specific requirements for renting is in your contract. For sure have a RE lawyer go over it afterwards to make sure YOU are covered!  You should be able to do an online search for an example of your State's leases, and go from there. Good luck!

@I Husaan At least in my area Staples has for sale in store a copy of a state approved lease that you could draw from. I’ve used some things from theirs and added it to my own. They’ve got all sorts of documents.

Start with an online search for your local state promulgated lease agreement to ensure that your own lease contract is in line with tenant/landlord laws. Next, check your city ordinances and search for additional regulations you may want to highlight in your contract.
