My first tenant eviction

I’ve got a tenant that has struggled paying rent in full for the last few months. I tried working with him and allow him to catch up but he’s now a full month behind, rent due again today the 1st and now he’s stopped responding via text. I think it’s time to pull the trigger on the eviction process but I want to make sure I do it right and legally. He’s on a month to month lease and we live in Colorado. Any advice or even referrals to legal counsel would be great. We’re in Weld County. TIA

I recommend you search google for "colorado eviction process" and read a few websites until you get the basics down. Take notes. Then call the courthouse and see if they provide any information, sample forms, etc. Since this is your first one, it make be wise to hire an attorney that specializes in evictions just to make sure it goes well. Watch their every move, take notes, keep copies of the forms, and then you'll be better prepared to handle the next one alone.

The good news: most Tenants will leave before they stand in front of a judge. Start the process and see if your Tenant willingly vacates. Then you can stop the process and move forward.
