Long term tenants want to move out.

Our tenants of 2 & 1/2 years have asked if they could break their lease. They said due to a job loss they can no longer afford the rent. They have been excellent tenants. The wife says her aunt and uncle would like to lease the home for the remainder of the two year lease which is another year and a half. How would you handle this situation?

If family qualifies, I would consider. Tenant thinks highly of you/property to refer. Also, when their financial situation changes, they might look to you for another property or refer others...FREE MARKETING....word of mouth...
