Example of cheapest is always the best...

No one ever shows examples on what they mention on here especially for newbies so here is a simple move in maintenance request we got back in Indiana today that I sent my guy to... they said "the sink is detaching from the countertop"... This is one of a million examples I have on why you need to quit being so cheap on your repairs and make sure your numbers are SOLID going into deals so you are not stressing on every repair! Btw.. this was done by one of the main contractors for the pm group... Everyone wants to say it is unacceptable but I have seen this stuff with every pm group. It happens and it is a byproduct of an investor being a penny pincher. They read something or get a quote on something from a guy on Facebook or craigslist and don't accept any quotes on work orders from the pm groups because they are "too expensive". So the pm group (tip toeing around there fragile investors wanting to keep the relationship strong) resorts to their cheapest guys. So time passes and they end up spending more down the road to fix the issues and investors never realize the true costs. This is why doing it right the first time is so crucial everyone. Prime example..

Wow, that’s just sad really. How anybody could do a job like that and be able to sleep at night is beyond my comprehension. I’ve seen some sloppy work before but this takes the cake!
