What's up everyone! So here is my issue: Yesterday (Friday) was the 5th. Which means, for all my tenants, rent was due yesterday. As always, I have a few who didn't pay in time, and now I need to send 3-day notices. So my question is this: should I work on Saturday to get a jump start, or wait until Monday to deal with it. treating this like a business? What do you do?

Well, I'm a small landlord (seven units) like a lot of people on BP. I try to focus on work when I am at the office and I do landlording in off hours. So evenings and weekends would be standard times for me. Come to think of it I'm leasing a unit and showing it today, a Saturday, at 1pm. Your have to do that kind of thing when prospective renters are available to view. So if as a practical matter you have to run showings out of normal business hours why would admin tasks be any different? The principle is the same.

I can see that larger scale investors who are dedicating a substantial amount of time to their landlording business would want to do landlording during business hours. But for small landlords with regular employment my sense is that landlording gets done out side of business hours, if you still want to do a good job at work.
