To Tile or not To Tile

I have a 2 bed that rents for $1200 a month. I just evicted a chronic late payer. There is carpet everywhere except the kitchen and bath. Carpet lasts me maybe 2, maybe 3 years. 

The carpet in the dining and living room needs to be replaced.

My favorite flooring guy quoted $550 for low grade carpet, $700 for mid grade carpet, or Tiling the dining room, living room, hallway and kitchen for $2250.

What would you do?

I have never regretted putting tile down and have always regret installing carpet.
