I like this thread.   Any good AI companies that generate motivated seller leads?  I'm not scared to spend money.  We are currently spending $20-30K per month on marketing.

I'm local and willing to share any ideas if you need help.  I'm looking to help distribute some of my knowledge. 

Madison Trust is the way to go... I use them.  Its pretty cool to have Check Book Control of your self directed ira to lend funds or purchase other none traditional assets to be owned by an entity that belongs to your ira.

I've been in your boat a few times.  Best advice is to get it rented out asap and move on.  Our energy is more valuable than what you could potentially financially recover. 

Inconsistent marketing

Find a few local people that you can be mentored.  The matrix scares the sh@t out of me and is a deep dark place for so many people. 

Look at property with a different lense.  Visualize how you can create the 1% rule after you acquire the property.
