Rant: why do water leaks happen on weekends and holidays!?

Question

it's Saturday night, 11pm. My tenant's water heater decides to implode, leaking water everywhere. And of course... I doubt I'll get a plumber anytime soon!

Could be worse ... could be a problem with the sewer line backing up ... that's a real Sh$%^y job. Who knew that it was a bad idea to try to flush golf balls, or wet-naps, or feminine products (right Sylvia? :)) down the toilet? There is a good reason why plumbers always smell so bad, and it is usually not personal hygiene :)

I just had a tenant text me this morning (Sunday) about a leak from the bathroom going into the basement. Texted the plumber.

Tell them to turn the water off at the main, get out their mop and then you go back to bed. Problem solved... until tomorrow morning after a cup of coffee.

That tenant just moved out, and we were a bit worried about what we'd find. Fortunately, it wasn't to bad. Filthy ovens, broken window, stains on carpet that needed to be replaced anyway, lots of trash left in the garage, and some minor wall damage. Security deposit will cover it all.

Why? For the same reason that kids get sick over the weekend.

My daughter used to get ear infections, and they NEVER happened on weekdays, always Sat. night or Sunday.

Another option if sleep is more important the the money.

We had apartments about 45 minutes from our house, after a couple of these midnight and weekend plumbing runs. I found a plumbing company with 24 hour emergency service.

If I got a call, I would instruct tenant i shut off he main, mop up best they could. Then I would call the plumber, and they would handle the emergency.

From a distance appears you have one available in Aberdeen,  about 15 minutes away. May save you some sleep in the future.
