Lease agreement for Washington state

Does anyone out there that has rental property in Washington state mind giving me a sample of their bullet proof lease agreement? I have one right now for my rental property but I'm open to ways to improve my current one. Thank you very much! Best, Gulliver

@Gulliver R. I paid an attorney a few thousand dollars to create an iron clad lease agreement a few years back, and then it became obsolete due to new disclosures being required etc. Then I discovered RHAwa.org which for $110 a year you get access to their attorney created lease agreements along with several addendums (bed bugs, crime free addenda, smoke free addenda, notices). They update the forms every time a law changes.
