I'm buying my first live in triplex, and I will need to ask one of the tenant's to leave.  In Philadelphia, PA.  Can i just drop this notice in the mail to the tenant giving them 30-60 days to leave?  Do I need to or have some one serve them appropriately?

Well, shucks, mister! I reckon you's got enuff book learnin' as ta read the link I done gived ya. I s'pose you city folks is used ta having things done for ya bah the man, so's ah done spent a New York minute lookin' and found the followin':

68 Pa. Cons. Stat. Ann. §250.501(f) The notice provided for in this section may be served personally on the tenant, or by leaving the same at the principal building upon the premises, or by posting the same conspicuously on the leased premises.

So it turns out even "first class" Landlords in the big city can "place a weathered notice on the front door."
