What are some smart clauses to add in addition to a “standard “ lease?

That depends on how strong your "standard" lease is. Since none of us know what your standard lease looks like, we can't possibly know what is needed. 

Just so you know, there isn't a perfect lease. Creating a 15-page document to try and address everything will still have holes and tenants will still violate it. Find a good real estate attorney in your area and buy one from them. Search Google for "residential lease agreement" and you will find plenty of versions from around the country. Compare them to yours. If you feel something is missing, ask your attorney to add it in.
