inherited tenants' lease doesn't specify renewal terms?

I'm trying to buy a duplex and the tenant's original lease is an annual lease originally from July 1st 2014 to June 30th 2014 but doesn't specify a renewal term. I want to move into one of the units, so if it just renews automatically, does it renew annually? If it does, am I out of luck if I want to move one of the tenants out and house hack? Thanks BP.

Without specific renewal terms, it should automatically continue on a month-to-month basis. Give them 30 days notice in writing.

If Maryland, this lease should now be month-to-month... which will require at least a 30 day Notice to Quit. I would research how to provide such a notice so that it gets the desired results.

You said you’re “trying to buy a duplex”. It’s been a month so I’m not sure if you’ve purchased it yet and closed on the property. The leases expired and should have automatically turned month to month unless the box is checked below that clause that says the lease is terminated at the ending date of the lease.

If you wanted to house hack and tenants are M2M, then you could put a clause in your purchase agreeement that the current owner needs to serve a 30 day non renewal lease termination notice to the tenant you want out before your settlement date. This is what I have done in the past in this situation.
