Go to Google, type in "Tenant background check" and you'll find a ton of options.

You should look into Tenantcloud or Cozy.co for free management software. I know TenantCloud is free for 75 units and you only pay $10 a month to accept online payments. It handles maintenance tracking, receiving rent payments, owner reports, online marketing and much more.
