Property management software

I am looking for property management software, something that can grow with me. I plan to manage properties as well as own my own in the near future. Currently I have 9 units being offered with another 17 in the works.

Would you recommend a month to month payment? Or a software download.

I'm leaning software download but wonder the pros and cons of each?

If like to get this right from the beginning so I can avoid transferring a lot of accounts to another software down the road.

@Ron Perry this is a difficult question to answer because software can be pretty personal. What is your experience with property management? Will you manage for others? How many units? How savvy are you with technology? What features are important to you?

You could start by looking at TenantCloud, Cozy.co, Rentec, or Buildium. Sign up for a free account and test them out. Load properties, load tenants, enter rent charges, simulate work order processing, run sample reports, etc. Do the same tasks in each system and then do the next task in each system to see how they compare. Also read the user reviews to see how they rate with customer service. Many companies have GREAT customer service...until you become a paying customer and then they become difficult to get in touch with.

You'll never find the perfect solution but find something that you're comfortable with and that works best for your needs.
