Driving up price on rentals

Hi! I was wondering what you believe the best strategy to drive up and increase the price for a rental property. What key factors would you consider? Would you go for flooring first or paints, and how much would a new paint job actually make the price go up.

As Christian said I would look at the local competition and don't over improve too much for the area.
