Property Management software for a newbie?

Hi Everyone,  

   We finally have our first condo under contract.  As new landlords we don't even know what we don't know so we are just putting one foot in front of another and keep on moving forward.  Our next step is to get renters.  My question is what would be a good low to no cost property management software for us to use?  We want something to help us market our unit, receive applications, conduct background checks, collect rents, maintenance requests,  and keep track of expenses.
