What book helped you the most as a new Landlord? 

I personally started with "Every Landlord's Legal Guide" by NOLO. It's a big book, about five pounds, has a ton of practical advice on every aspect, from marketing and application screening, all the way through termination or eviction. It also includes some common forms that can be edited and used. The best part is that they tell you what the most common Landlord - Tenant laws are for your state and where to access current law. Because California is so heavily regulated, they have their own California edition so be sure to purchase the correct version!
