California - End Month to Month Lease
I recently purchased a triplex in Los Angeles with one rental unit well below market rents. $300 below market.
On a month to month lease what options do I have if any to get them up to market under the strict rent stabilization ordinances?
Can I renew the lease with market rent after proper notice? Does that violate the rent cap increase limits?
Can I end the lease with a 60 day notice? If so do I need a “just cause”?
I’m willing to keep the tenant if the rent came up to market rents but he insinuated they wouldn’t pay more so I’m willing to get the tenants removed.
