I have a real estate license, but not an experience agent. I am considering representing myself for my home purchase. What are pros and cons in not using an agent?

Why?

The buyer's agent commission is paid for by the Seller. It costs you nothing. Even if you are licensed, why not use another agent that is paid for by someone else? It's a good way to ensure nothing is missed, helps separate your emotions from any neogitable issues, and reduces your workload.
