Hey BP. I am new to the game and closing on my first 4 rental properties as a package in conjunction with my brother. The properties are currently rented now and was thinking of taping a business card to the door with a "Meet the new owners" style letter after closing. What do y'all think? And if I decide to, what should the letter read? Thanks in advance...Yall are AWESOME!!

I prefer a letter that introduces you as the owner and includes instructions for paying rent, reporting maintenance, etc. Include a business card they can throw in a drawer or stick to the fridge. I also recommend giving them notice of your intent to inspect the unit and record the condition with pictures and/or video for your records. This will give you a chance to avoid the "it was broke when I moved in" claims and you'll get to meet the renters and answer questions.

I recommend delivering it in person. Tape it the door as a last resort.
