Investing in a steam vacuum

Hi guys,
Our current tenants have moved out and the new ones will be moving soon. This is a student rental that has carpets throughout and we wanted to steam clean the carpets. I was thinking it would make sense to invest in a good steam vacuum to clean the current carpets and hopefully use in other rentals that we buy. I was looking at the rug doctor mighty proX from Walmart:

Thanks Seth Williams, and Robert Blake. No need to take anything back, Scott W. I do sometimes feel like I'm always popping bubbles and bursting dreams. I really don't intend to discourage people from pursuing real estate. But I also hate to see "Help! My tenant moved out and wrecked the place and the mortgage payment is due and I have no money!"
