That is a blanket mortgage and is not offered on residential mortgages. You would need separate loans. This is the reply i got from my mortgage person who i work with.

Hi Guys,
Came across a property (SFH, $30,000) and wanted to buy it with all cash. I am planning to have an inspection done on it before agreeing to buy it. I wanted to know what the procedure would be. I am planning to have a title company do a title search on it to ensure there are no liens but is there anything else i need to do? How would we handle the signing of the property over and stuff like that.

Thanks again to everyone, I have scheduled a steam clean from a cleaning company for the two units for $85. I will gradually start getting rid of the carpets.

Thanks a lot for the replies. Stanley steemer quoted me $275 for the two units. While charging for cleaning from the security deposit might be a good idea (will have this in my new lease) this is not an option for the current tenants as I inherited them and the damage they caused (dry wall, broken bedroom doors) has wiped off all the security deposit they had.

Hi guys,
Our current tenants have moved out and the new ones will be moving soon. This is a student rental that has carpets throughout and we wanted to steam clean the carpets. I was thinking it would make sense to invest in a good steam vacuum to clean the current carpets and hopefully use in other rentals that we buy. I was looking at the rug doctor mighty proX from Walmart:

The reviews seem pretty good, I wanted to know what you guys use and what you make of the above.
