Should I start my own property management LLC

Hi,

I have a few multi family properties and I manage them myself.  I have following questions around how to organize the properties and management.


1. To keep the accounts and tax simple should I start a property management company as LLC and use it for all my rental activities bills expenses etc.?

2. Also do you recommend to move one of the properties under the same LLC or keep them separate?

3. If keeping the properties separate from property management LL, should I start one or more LLCs and put the properties under them?

Really appreciate your advice and guidance.

I'm buying a property with 154 storage units and I want the anonymity. I'm in a small town and don't need people bad-mouthing me when I go after a renter for not paying their $50 storage rent. I still have 30 rentals under my personal name.

Every LLC has initial setup cost, annual reports, and annual tax returns. A CPA is going to charge you hundreds for each LLC tax return. And for what? To protect your assets against a lawsuit?

Most Landlords are never sued. 

When they are, it's usually over a smaller amount like a dispute over the deposit. 

Even if you lose, insurance will cover it.

How many Landlords are sued and lose? Out of those, how many lose so much that the property is taken from them? I challenge you to find even one. Insurance is designed to win; they cover you up to $300,000 but the average judgment is significantly less than that.

You can get $2 million in umbrella insurance for a few hundred per year. It's easier and cheaper than setting up complex systems.
