Do you charge your tennants for lawn care?

Hey all, I’m a prospective investor in the Kansas City area, just trying to get more information. Do you charge your tenants for lawn care? Do you provide it for free? Do you make them take care of it? Thanks for any information!

For single-family homes, tenants take the responsibility of "ordinary" lawn care. That means watering, mowing, pulling/spraying weeds. If there's something that requires special tools or knowledge (e.g. tree pruning) then the Landlord handles it.

For multi-family, I hire a service and build the cost into the rent.

@Nathan Yarnell I own and invest in the KC area. For here with single family homes it is standard that the tenants do their own lawns and snow removal. If the tenants don't mow the grass and you get sent a violation from the city most property mngt companies will send someone to cut the grass and then charge it back to the tenants plus any fines from the city. So if you're managing your places yourself you may want to include something like that in your leases.

For multifamily properties it usually falls on the owner to mow the yard & do snow removal.

Some landlords might include the lawn care in the rent on a SFH but that is rare from what I've seen & they would want to increase the rent to make up for that added expense...at least $50/month.

@Nathan Yarnell My policy has been that the tenants take care of it for a single family home. I handle it (paying someone to do it) for my multi-family properties.

The tenant takes care of the lawn on both my properties. If it gets out of hand, you can always hire a service.

@Corey Hawkinson That makes sense, I suppose you add that cost into your evaluation of a multi-family property from the start. How much of a cost per month is that if you don’t mind me asking?
