Tenant taking advantage of moratorium

I’m sure some landlords are going through the same thing I’m experiencing. Tenant didn’t pay a cent towards April rent amount and has been behind since January. These charges include late fees and plumbing expenses that she hasn’t paid ... so I’ve been paying for her and her family to live for free, paid for expenses that they were at fault for, and doesn’t seem like she has any intentions of paying because she knows there is nothing I can do but is there???My PM is saying they are in contact with some organization to get relief money but it’s been weeks and no word. Moratorium extended until June 30th. I don’t think my bank will halt my monthly mortgage payments either. What has anyone done In my situation that has worked for them? It’s rather frustrating that the entire situation is even a thing. It’s just not okay. All us investors work hard and we’ve been taken advantage of I feel like.

Read the statement for Section 2:
"I declare that EACH statement is true."
Tenants are supposed to be making partial payments during the moratorium, even if it's just $50 a week. If your tenant hasn't made a single payment for multiple months, then they won't qualify and you may have grounds for termination.
From what I'm hearing around the country, most tenants are not making any payments at all for months, they cut off communication with the Landlord, and they show no evidence of applying for assistance. Having your tenant fill out this declaration reminds them of their responsibilities and gives you more ammunition if you end up in court.
