When I drove by one of my rentals, I found out trampoline in the back yard. What is the best way to deal with? We did not specify regarding trampoline in the contract, however we have clause "House furniture, cloth furniture and children’s toys are not permitted to be left out on a porch or in a yard at the end of a day." Any wisdom will be appreciated. I want to be in good term with tenants.

I'm not bothered by trampolines like some people are. In my state, we have a "big boy" law that basically says people are responsible for their own decisions. I don't need to tell them again that bouncing on a trampoline may result in injury or that cooking small animals in microwaves may result in death of the animal. Give them an addendum that says they accept all responsibility and liability for injuries or damages and leave it at that.
