Speaker: Max Molloy & Alex Henderson, LSI Companies

Buying Your First Commercial Property Without Making Expensive Mistakes

Thinking about buying your first commercial property but not sure where to start? The opportunities can be incredible, but so can the mistakes. One bad purchase, an overlooked lease clause, or a misunderstood expense can cost tens or even hundreds of thousands of dollars.

Join us for the August SWFL REIA General Meeting as experienced commercial real estate professionals Max Molloy and Alex Henderson of LSI Companies break down what every first time commercial investor needs to know before writing an offer.

You’ll learn how to evaluate commercial opportunities, understand different property types, analyze leases and income, avoid common due diligence pitfalls, and recognize the red flags that separate great investments from expensive lessons.

Whether your goal is to own an office building, retail center, industrial property, mixed use investment, or simply expand beyond residential real estate, this presentation will give you a practical roadmap to help you buy with confidence.

If commercial real estate has been on your radar, this is the meeting you don’t want to miss.

Max Molloy serves as a Senior Broker Associate for LSI Companies. A third-generation Southwest Florida native, Max brings a unique blend of strategic planning and property evaluation, facilitating the acquisition and disposition of commercial properties throughout SWFL. His extensive background representing property owners spans all asset classes from improved property sales such as mobile home parks, retail centers, office buildings, industrial warehouses, apartments, etc. to intricate mixed-use land transactions throughout Fort Myers and Naples. Max earned his bachelor’s degree in business management from Florida Gulf Coast University and recently received his Certified Commercial Investment member (CCIM) designation.

Alex Henderson, CCIM, is a commercial real estate advisor with LSI Companies in Fort Myers, Florida, specializing in land brokerage, investment sales, and development opportunities throughout Southwest Florida. A Fort Myers native and Florida Gulf Coast University graduate, Alex has been serving the Southwest Florida commercial real estate market since 2014 and has been involved in more than $250 million in commercial real estate transactions.

He represents private landowners, developers, and investors in the acquisition and disposition of multifamily, mixed-use, industrial, retail, and large-scale residential development properties. Leveraging deep local market knowledge and a strategic approach to land planning, Alex helps clients identify opportunities, create value, and navigate the region’s rapidly evolving growth landscape.
