Favorite STR Property Management Software?

Question

My wife and I are about to launch our first STR and want to build systems and processes from the get-go. Currently considering Hospitable and Breezeway and am open to other ideas. A program like PriceLabs also seems like a simple way to make sure pricing stays competitive without having to manually be on top of it.

The goal would be to hand this off to a property manager after 90 days or so once we feel confident things can run smoothly with us moving away to the next project.Open to any and all ideas!

If you are planning to hand off, I wouldn't worry about systems and processes; they will have their own they utilize. PM's own the listing, so they won't even use your listing.

If you plan to use a "co-host" and they run your listing - that's different.

Also, for one property, I often like to point out that you don't need to invest in a ton of software.  It increases cost for what actual benefit?  Even dynamic pricing - there is a cost to that, will it make up the difference?  You can automate your self and spend 15 minutes a week reviewing pricing in your market and adjust as needed. There is a learning curve for all software.

I just like to give perspective; its all about your goals, capabilities, and interests.  Sometimes the KISS Principle works - esp. for just 1 property.

I have a page on my website of all the resources I use (I own/manage 7 properties, I didn't do software till I added property 2)  I can't post the link ... the ceo host dot com - resources tab. And as was mentioned - a search of the website gets you lots of info.  I did look at Guestys new offer - Guesty Lite and it looks pretty good at a competitive price. Host Tools is another.  Having clarity on what you need the software to achieve is particularly important - syncing calendars and automating messaging?  automating lock codes?  syncing listing management (many can't do that until you get to a larger portfolio) or just pricing?

I used Breezeway but it bugged a lot so I switched to Turno and it's all smooth sailing from now on.

I agree with the earlier post stating there's a learning curve to all software but it's worth it. Pricelabs helps me a lot too. For my PMS I chose Smoobu for reliability.

I agree with @Kate Stoermer

If you are planning to hand off to a PM, they will have their own systems.  I am a PM co owner and we take over once property furnished and ready to go.  We have our own PMS and pricing etc, and would be undoing everything you did once you turned it over to us.  I think you should take your time and energy and put it into interviewing Property Managers to find the right one for you.

I use IGMS and its pretty solid. If you plan to hand off the a PM anyways might want to get them started earlier on as they have the softwares already.

I appreciate all the thoughts!  To clarify, the company that would be taking over for PM once the STR is established does not currently use any PM software but is open to it.  She has an established cleaning business and is expanding her services.  We are an hour west of Tahoe in an extremely rural area with very few options when it comes to any and all services.  There are more bears than PMs 🙂With that being said she would likely be adopting whatever processes and systems I put in place.  There is a very good chance that we will buy more properties in the area and repeat what we've already done.
