Calculators for STR Analysis ?

Question

Can anyone recommend a calculator to assess STR investments ? Preferably something that is app friendly. The one available on bigger pockets Pro is rudimentary.

I always make my own spreadsheets....I trust the data more and can manipulate it the way I want to.....

There have been some very good spreadsheets posted on here in the past that you can search for and find.

A spreadsheet is going to be much easier to use and play with different numbers than an app.

Check out BNB Calc.  It's really simple to use and to test various scenarios.  It can run buy, arbitrage, and co-host scenarios very quickly and easily.  It's replaced my spreadsheets and mining for data on AirDNA.

The biggest gap in standard calculators is usually their failure to account for seasonal occupancy swings, which can make or break an STR's annual cash flow. If you’re looking for something more robust than the BP tool that works well on mobile, check out Rabbu or the AirDNA Rentalizer. These are great for quick, high-level property estimates while you're out in the field.However, for a deep dive, you really want a tool that lets you account for 'furniture and startup costs' as a separate capital expenditure rather than a monthly expense. This helps you see your true Cash-on-Cash return. I also recommend checking PriceLabs Portfolio Analytics once you’re operational; it provides much better data on how your local market's RevPAR (Revenue Per Available Room) fluctuates throughout the year compared to a generic calculator.

I have a template that I use that includes projected income and projected expenses and I run the calculation myself, but if you like ones that do it all for you in addition to what has been mentioned above AirDNA has one as well.

Price Labs has a pro "calculator." I am sure there are others. Essentially its not a calculator since it is speculative, however based on "comps." Hope this helps!
