NEW Short-Term and Vacation Rental Forum!

By popular demand, BiggerPockets has just launched the new Short-Term and Vacation Rental Forum!

Now, as a member of a college fraternity, and and having played with many traveling rugby clubs over the years, I've been a firsthand witness to what the wrong tenants can do to a nice vacation rental home.  I think I might personally be out on the whole vacation rental business for life.. but I digress.

This is the go-to place for any questions, concerns, or discussions about vacation or short-term rental properties and the unique challenges and strategies that accompany this niche of real estate investing.  We've seen interest in this type of investing grow over the years and are excited to offer this new forum for your discussion.

I'm excited to see what's discussed in this new forum!

Special thanks to @Karen Margrave for helping us to create and build this brand-new forum.

Oh, and by the way, if you know of any previously created forum threads that should be moved over to this new forum, please link to them in the comments below.  I'll be sure to move them all over to the new forum!

@Scott Trench  Thank you! I think this will end up being a very popular forum. Vacation Rentals and Short Term Rentals are a growing niche, with the advent of all the rental sites, etc. I'll take some time over the next few days and begin moving some of the threads over if you'd like.

For everyone else, PLEASE, show your support by

  • following this forum,
  • setting your keyword alerts for Vacation Rental, Short Term Rental, etc.,
  • posting regularly with your questions and helpful answers to others posts.
  •  Please TAG anyone you know that is interested in Vacation or Short Term Rentals.

Thank you BP and @Karen Margrave!

As I'm slugging through my first official start of the season with my VR project I got the keyword alert for this forum. One minute I think this is great, the next I'm wondering what the heck I got into (not quite that nicely in my head). Either way it'll be a great experience and I'm positive this will become a great forum.

Good to see this forum. Hope to learn and network. I will be selling a rental investment property next month and then will be on the look for a 1031 replacement with a vacation rental property. I'm considering Lake Tahoe & Anaheim in California and Orlando, FL. Would love to network with other who are looking or own in these areas.

Question for those who own these: What kind of financing options exist for these properties? Any better/worse than long term rental investment properties?

@Andy A.  Since this thread is on the new Short Term and Vacation Rental Forum, you might want to consider posting a new thread in the forum and ask about financing! That will probably get you far more answers.

Also, if you haven't done so yet, be sure to set your keyword alerts for Vacation Rental Property Financing, Vacation Rentals, etc. and the variations you're interested in, so that you'll be notified when it's being discussed.

Finally, I hope you'll upload a pic to your profile. When trying to @mention you, it's much easier if you have a photo as there's more than one Andy A. If for some reason you don't want to upload a personal pic, maybe a photo of a local attraction, or hobby.

Great Forum!  We also own two Vacation Rentals on the gulf coast of Florida.

I am constantly looking for more, many to be found, but deals are getting hard to find.

Was scared to death on the first one, but the FEAR IS GONE!

I would be glad to help answer questions, analyze expected cash flow etc... and help someone take the leap.

Hi Sonya. I'm happy to see some opportunity here for you, just need a bit more info. Which vacation club are you registered with? How many points are you receiving and how offen. What are you currently doing with your unused points? Also what are your fees?

Thanks for contacting me back, Carina.

The vacation club is Bluegreen. I get 13k points every other year. I got 13k this year, so won't have another until 2017.   For most of the past 10 yrs, I have let the points expire and haven't used them. The yearly maintenance fees and upkeep is approx $800.

Bluegreen has many resorts, but I have a deed to the one in Marathon, FL.

    Thanks again

    Sonya

I also want to thank everyone who is responsible and has given their time and effort to start this forum...I think it will be immensely helpfull!! While being a relatively new...but older RE investor...I've owned a STVR in Savannah, Ga for several years and have come to find (unfortunately sometimes the HARD way!) that there are indeed distinct and unique opportunities, problems and differences in owning this category of RE. I've also been debating and exploring the possibilities of expanding my VR portfolio...and I'm really looking forward to connecting with others and learning from their experiences and wisdom.  Hopefully, I'll also be able to contribute and help others in some small way. Thanks again for starting this forum...it was really needed!!!

Hey @Karen Margrave  are you using Everbooked at all?  Wondering if you have any experience with it.

Seems like it's a fit with using AirBnB.  How to maximize price and reduce vacancy.  Not free of course but could pay for itself with lower vacancy.

@Darren Sager  I don't actually own any VR properties. As a moderator I happened to notice the uptick in VR posts, and knowing the popularity of VRBO, Airbnb, etc. I thought a new forum devoted to the niche would be a good idea. I think it's going to be a great addition. But.. I'm sure those on here that VR owners would be interested in your post.

This is a great idea for a forum. Seems like most of California is for rent on airbnb. We're going away to the desert tomorrow and we chose two different areas outside of Palm Springs (way outside) on airbnb.  There were multiple choices in every price range in every town, including properties off the grid.  While running a vacation rental is a business way less passive than most land lording, it's still an RE investment.

There are definitely some great threads to put here in the forum.  Let's see if we can find the Palm Springs condo squatter thread.  And the tiny houses/trailer houses thread where airbnb is discussed quite a bit.  Also, @J. Martin has a good example with his Oakland vacation studio rental.  He says he's trying to run it like he is out of the country.  I want to know more about how to do that!

Great to have this segment now. I can offer 7 years VR experience, specifically Merida, Yucatan. Looking forward to seeing this added to the market place category as well.

Love the new vacation rental forum. I run a bunch of short-term vacation rentals here in Miami Beach / South Beach, FL. I will be making posts about the subject in the upcoming months. This was definitely a great addition to the Bigger Pockets forums.

Thanks to all who played a part in getting this forum off the ground. I have a bayou front property on the Mississippi gulf coast that I rehabbed after Katrina. I lived in it for several years and loved it. But after Hurricane Isaac almost flooded it again we moved to higher ground. because of the market at the time I couldn't sell it so I decided to offer it as a VR. I was shocked at how well it went. It took off like a rocket. We never again spent a weekend there because it was nearly always rented. Since, the market has picked and I am looking to move on to more multi family stock I can now sell it and it is now under contract. This is the house that launched my REI activity and it was a great experience. With the right property I will do it again. I recommend it to anyone that has a unique property with something special to offer travelers. Thanks again for this forum.
