Hey folks,

Once your Airbnb portfolio is greater than three properties automation practices become a must. One of the best ways to automate your listings is to use the self check in function. In order to do this successfully you will need a way to grant your guests access to the property. The best way I've found to do this is by using smart locks. Here are my top 4 picks:

August Smart Lock

With this lock you can Lock and unlock your door with your phone. Give keyless entry to family, friends, housekeepers and other home services without worrying about lost or copied keys. - Send guest keys from anywhere instantly—all from the August app.

- Control access for anyone. Grant access for a few weeks, a few hours, a few minutes. It’s up to you.

- Be sure you are secure with Door Sense. Only August has Door Sense to tell you the door is completely closed and locked.

Which one integrates best with Vrbo? I dont get many Airbnb bookings so that is less of a concern for me.

I have a lockbox that has never failed, never needed batteries so I haven't been motivated to fix what isn't broke.

I do have wifi thermostats and hot water heater as well as hard wired security cameras (no batteries to replace)

August is the best in my opinion.

I don't use a lock box because people lose keys and if someone comes back later to rob the place I just gave them a key if they remembered the code. You can give temporary codes with smart locks.

I get were your coming from but in 5 years we have never had an issues with keys using the lockbox. We do change the keys and code occasionally for good measure.

I may switch to  smart lock in the future but it just hasn't been a priority for me.

I did a lot of research on smart locks and I settled on the Schlage Smart Connect lock and it has been excellent.

I use the Wink 2 for the Z-Wave which manages the Schlage and the Emerson Sensi smart thermostat. It has been dead on reliable with zero issues.

With the Schlage I can do pretty much everything listed in the others. I don't automate the check in process so that didn't matter much. Plus the battery life has been exceptional. Over a year on the AA's. I just changed them out.

Another thing that was noticed in a lot of reviews was the durability of the keypad even in bright sunlight, which has a tendency to break down the membrane.

I highly recommend the Schlage. I love the Wink 2 hub as well. App works great with all of my devices.

My 2 cents.

I’m trying the Yale Nest smart lock. Probably like other smart locks ( I can generate new codes, have an app that tells me when someone opens the door, and I can unlock or lock from my phone) and I’ll document how it does near the beach, over time.
