Do you keep a list of guests you would not welcome back?

Question

We had someone stay with us again. I didn't remember them but they mentioned it.

We have had people that were messy and my wife has said we don't want these people back. I didn't record their name down.

Do you maintain a list of people you would not rent to again even though you gave them a good review?

Do you maintain a list of people for other reasons, such as marketing, Christmas cards etc?

I've never had to do any marketing to stay plenty full so I've never bothered with this.

Yeah, it's basically a list of family members. But they keep coming back anyways.

@Dave Stokley You do it your way.  I'll do it mine.  If I don't think I can give a 5 star review, it means I am probably leaning to a 4 star review, which means I'm gonna cut some slack and not give the review, because maybe I misinterpreted or was having a bad day or whatever but not to say I wouldn't host them again.  In the situation where it is bad enough that I wouldn't host again, then I'll leave that review.  I generally have pretty good guests so it is rarely an issue.

Why would you give them a good review if you would not rent to them? Art reviews so that other landlords can see that other landlords had a bad experience with that person? Are you not setting up another landlord for a mess to clean up because you gave the renter a good review? What good is a review if people are not going to be honest?

Well my wife has a list in her head.  Right now it is only 1 person that totally trashed one of my places.  We gave them the worst review possible on the platform.  We waited right up to the last hour to be able to do so and the lady was ticked.  Only way for them to communicate back to us was through the booking message stream.  They were not able to respond to the review since we waited until the last minute to post it.  I do extract the email addresses from vrbo bookings and keep those in case I ever wanted to send out a marketing email, but never had the need to.  If we don't feel like we can give a 5 star review, if things aren't terrible, then we just don't provide a review.

If you leave someone a bad review does Airbnb automatically block them from booking with you again? I think some other peer-to-peer services do this, like Uber, maybe?

You can use a product like Stayfi to capture the guests names and emails to run off season marketing campaigns, but I don’t think there is a way for it to auto screen guests when booking. It would be a lot of manual checking your name/email list.

I do have a list. Any group that damaged the house or stole some stuff if I can figure it out.
