First post after 2+ years lurking!

      Hello BiggerPockets! My name is Josh, I'm a rookie investor from Brooklyn, NY. I'm 31, with my wife since I was 19 (married 7 yrs now) and have an incredible 3 yr old boy. We're a simple and low maintenance family, and my wife and I have lived in a tiny NYC apt (owned F&C) for over a decade, having never raised our "standard" of living too far from when we met. I'm a firm believer in the Jack Bogel (Vanguard founder) philosophy of long-term investing and my research into buy and hold assets naturally led me to BiggerPockets years ago. I have been following BP for a long time and am thrilled to finally join such a wonderful community!

I plan on building and quickly scaling a small (6-10) portfolio of good quality SFR's and 1-4 unit MF. I have been researching Turnkey operations in various markets on BP for quite some time have learned a great deal from the many prolific people in the TK space here. I don't have the capital nor inclination to invest locally so I am currently researching the markets I want to engage (Ohio, Memphis, Indiana, Texas, Birmingham are all on the table). I also started looking at properties with Adam from Holton-Wise in Ohio just a few days ago. My Financing is secured through Jerry Padilla (fantastic guy) and I'm finally ready to rock! Beyond excited to start this journey.

I am only seeking A-B neighborhoods (B- if there's a good reason) and fully understand what the sacrifice is on my end (Cap/Coc) in exchange for a better long term investment with all the trimmings that come along with quality. A COC in the low-mid teens with a genuine conservative Proforma is really what I'm seeking. Possible? I'll soon find out!

Josh...if you are considering the Memphis market make sure you talk to Alex Craig at Memphis Turnkey Properties. I bought one and I am in the process of securing my second with them. I am completely satisfied working with them. They own the sales and property management sides of the business which is so important when buying turnkey.
