Looking for a proposal form.

Hello, I am working on a creative finance strategy. Basically, I want to have the owner, let me rehab for sale. they will list in the 900's take 775K what they want. and pay the rest to me at closing for the rehab and equity. Kind of a JV but a little less formal. Any copies or suggestions?

    You could do this as a joint venture but the risk is huge

    What if the owner decides not to sell, files bankruptcy or takes out a loan against the property wiping out its equity? What if home prices decline?
