Hi Everyone. I am looking for a CA lender who works with BRRRR investors. I have one LTR right now and am about to start a flip. This strategy seems to make more sense especially in CA.

Hello, I am working on a creative finance strategy. Basically, I want to have the owner, let me rehab for sale. they will list in the 900's take 775K what they want. and pay the rest to me at closing for the rehab and equity. Kind of a JV but a little less formal. Any copies or suggestions?

@Greg Scott, I was assured through some more research and speaking with the tenant, that the balance is their responsibility. It all worked out. All is good.

@Greg Scott wouldn’t accepting monies over the alloyed voucher be illegal? That was my thought but I don’t want to get into legal trouble over 300 dollars!

I have a tenant (prospective) lease already signed for $3400.00 section 8 is saying they are only obligated to pay based on their comps $3067.00. Can I break the lease as a landlord with no penalty for tenant not being able to meet the rent amount?
