How to transition from 9 to 5 desk job to real estate

Hello all,

I am in a pickle here. I am looking to get out of my 9 to 5 and pursue real estate but I am held back because I am unsure where to start. I know it is a risk leaving a full time job with steady income and going into a field where money is unexpected. I am looking for some advice on how to get started in this field.

I started out with a day job and made the transition to full time real estate by slowly buying rental properties a few dozen in a 4-6 years.  W2 income is the best tool to accumulate good debt in the early stages.  W2, good debt, real estate and working a plan will get anyone out of a day job.  It is fairly easy to create passive income.  I know some very slow thinking, D student type people that are making a killing....
