hoa's on sfr's in indianapolis

we are looking at $75k-$100K+ sfr's in indianapolis, and many of them come with hoa dues for snow removal or if they are in communities that have a pool, club house, etc. we are generally pretty skeptical of hoa's, but would love to hear your thoughts on them: not a big concern (other than increasing expenses), or something to be avoided, etc.

@Jesse Danzig I would agree with you about condo associations. I've heard horror stories about the assessments that are levied. 

The snow removal and trash (and other maintenance costs) depends on the structure of the lease I suppose. I would of course always rather have a tenant pay utilities, but I tend to distinguish between gas/water/sewer/electric and snow/trash. In a nicer city neighborhoods (like those with HOA's), tenants would perhaps expect such amenities as snow and trash removal, which could also help be more competitive in the rental market. In more rural areas, I would have the tenant responsible for those services.

But in any case, the tenant does end up paying for the services either way because more amenities would of course drive rental costs up.
