Investing in Lawrence Indianapolis

Hi BP Community,

I am looking to invest in the Indianapolis area and have found that Lawrence seems to be intriguing in that you can find good properties (e.g., newer homes, nice neighborhoods, B properties) for a decent price.  There is also decent cash flow since the purchase prices are lower.  So of course, many questions pop into my head:

1.  Why is this pocket so different from what I'm finding in most other areas in Indy?

2.  Why hasn't there been much appreciation?

3.  Like most towns there seem to be good and bad areas.  What are the bad areas to stay away from?

4.  Would staying just inside the 465 loop near Lawrence make a difference than being just outside the loop?

Any insight people have would be much appreciated.

Being North of the RR track is more important than being East of 465.
