Are you adjusting:
• margins
• rehab budgets
• exit assumptions

compared to prior years?

I'm seeing more investors pivot from selling the property to converting it to a rental after rehab is complete. Depending on the situation, it can be because it's taking to long to sell or the investor isn't getting what he or she wants for the purchase price to make the numbers work. Depending on the local market, currently there may be more rental demand from renters compared to sales demand from home buyers. Instead of using a flip for the investor to recoup the cash invested, he or she is using a BRRRR to get the cash out of the property for the next deal.
