Hello all,

Here are couple of flips that I did with other BP members.

Property # 1

Had 6 offers first 2 days on the market. This one took less than 3 months from the time we bought to the time we sold. We accepted an all cash offer.

Total Cash Investment - About $85,000

Resale Price - $150,000 (Listing Price - $145,000)

Received full price offer a day before we were going to list it on the market. This one is closing Monday and total time will be under 5 months.

Resale Price - $125,000

@Sharad M.  - Great work man!  Question for you:

It looks like the appliances and backsplash are the same in both houses.  Is that because you were doing both the projects at the same or do you always load the sames finishes (although I noticed the cabinets/countertops were different) in every house?

Ideally, I use the same material on all my flips. I make some very minor changes here and there that I think would go better with a particular house, but for the most part I use the same finishes. The appliances, backsplash, countertop, tile, etc. Property # 1 already had kitchen cabinets in the house that were in really good shape, so I decided to keep the same cabinets and use different countertop to match the cabinets.
