How do you find good deals?

Hi everyone! I am excited to share my excitement, we are new to flipping and have about 250k to invest, my question is I have heard there are investors out there as well? Trying to figure out how to run this? Will start looking for a house to flip but what advice can you give me?

I look on Zillow 4 Times a day 

When I find one I like I google the listing agents cel number.  The number on Zillow often goes through Zillow and you can’t send a text 

I then send a text with a picture of my drivers license.  As well as a screen shot of a bank account with showing sufficient funds

I text.  Hi this is Mike plante I want to offer $xxxx all cash no contingencies no inspections   $2000 earnest money   Close ASAP No survey 

Literally did this last night at 8:00.  Got notice today the sellers will be accepting the offer
