Quote from @Greg R.:
Unfortunately I've been away for a few months while taking care of some personal matters, so I haven't been able to keep up on discussions.
However, several months ago there were ample amount of folks here insisting that a market crash/ correction was impossible and that prices would only continue to increase.
Curious if there are still people out there who feel this way? If so, I'd love to see some data that supports your view that the market isn't going to crash/ correct.
How do you think the lower mortgage rates will effect house prices?

Has anyone else had major issues with Natalie Kolodij Tax & Consulting?
For 2021 she didn't file all the necessary business taxes for my rentals in multiple states and six (6) days before my personal taxes were due she sent me an email stating she would not be able to complete my return by the deadline. The kicker is that the reason she couldn't complete my taxes is because she booked a trip to go out of the country and didn't want to forgo the trip. The taxes she did send to me for review were riddled with errors, which if filed were going to cause me to have a substantial tax bill.
She has posted a lot of BP but I can't find anyone praising her work.
I have changed the title of this thread for disclosure without prompt. It is OK to ask questions about businesses - even those owned by moderators - but not post an inflammatory title, especially towards a member who has been a part of this community for many years. I have linked Natalie into this conversation so she can feel free to respond as she sees fit.
My question to you would be: if you are experienced enough to know that returns prepared by others are riddled with errors, why wouldn't you just file your own returns?
As for anyone praising her work, I have interacted with her on and off for 7 or 8 years here and while I have never used her services for tax preparation she has always been helpful to me if I had a tax question which always turned out to be on point. So now you've found someone praising her work :)
if you can tell a painter did a bad job when it is finished why didn’t you just do it yourself

Just put a flip house under contract for the highest I have ever sold a house
In my own neighborhood a house went under contract for 17% higher than any other house has ever sold for
In my little world in Central FL I am not seeing any drop. Actually still on the way up

it is going smoothly because you are letting the renters dictate your relationship
Should have added late fees and filed for eviction the first month they where late
Possibly could have avoided the situation you are in now
I bought 100 acres
got surveys for 5 20 acre parcels and sold them

Definitely not lower on my experience
Low unemployment and increased demand for laborers is keeping the costs high if not higher

Out of Rat Race. I don't NEED to do anything else but I WANT to intelligently pursue BIG OPPORTUNITY cards
It seems intelligent to find someone I can pay $$ to help me think correctly about these opportunities. A BIG opportunity coach/mentor.
I don't believe perfect exists - but has anyone paid a mentor to help them think through opportunities? perhaps even a mastermind group?
My existing BIG opportunities
Building Homes on existing lots and Lending to buyers @ 10%
Land Development (subdividing, approvals)
Converting single family into triplex units and selling 1031
I am interested as well
I have 22 free and clear buildable lots and thinking of something similar
I have divided a 100 acre parcel and sold off lots but want to learn possibly even better/faster ways of doing this

I do it differently
I go to Zillow
Lol ok at past sales. Get an idea of what houses in a particular area should sell for
Put up alerts for same type of houses at the price I can pay and make a profit
When I get an alert I call the listing agent.
ask a few questions and put in a full price offer
I don’t look to low ball. I look for houses for sale at the price I can pay and make a profit on
